The Primex "No-Cost" Refinance is a risk-free way to take advantage of today's low interest rates. It has been used successfully by many of our clients in recent years as a means to control scheduled increases in adjustable-rate mortgages or to take advantage of opportunities to improve fixed-rate mortgages as interest rates fall.

• In a true "no-cost" refinance transaction, the borrower's principal balance does not increase. There are no costs being "rolled into" the new mortgage. The loan balance remains the same at the conclusion of the transaction as it was immediately before the transaction.

• In the "no-cost" refinance, Primex writes the check at the settlement table for all actual settlement costs, (usually between $2,500 and $3,500). Primex is compensated by the end investor who pays the broker a sufficient amount of money to cover settlement costs and provide a profit for the broker.

• WE MONITOR YOUR RATE FOREVER! In fact, all of our customers are automatically enrolled in Primex Mortgage Corporation's "Rate Watch" Program. When interest rates fall to a level where we can reduce your rate by ½ % - - and pay your costs, we will contact you to offer the "No Cost Refinance." As rates continue to fall, you can repeat the "no-cost" refinance each time the rates improve by ½%. In this way, you will arrive at the lowest point of the market without risk or cost.

Who Should Consider A No-Cost Refinance?

• Borrowers whose current interest rate is 1/2 % higher than today's market rate.

• Borrowers who have an Adjustable Rate Mortgage. Lock-in today's low-fixed rate before your interest rate adjusts higher!

• Borrowers who believe that rates may go down. If rates do go down, we'll notify you to No-Cost Refinance again!
